Villages at Sunningdale again
sell out to long waiting lists

New generation lower-priced houses with high-end features at Garden Cities' long-established west coast suburb, Sunningdale, have proved enormously popular, with sell-out launches for the first round of villages. The most recent, Redstone, has also sold out and residents are moving in, while the last few schemes of homes in Canal East will be coming onto the market to a waiting list, and are priced from R1800 000 to R2 600 000 Sunningdale 12C is the latest extension launched in July this year with a total of about 750 homes to be serviced by a dedicated security vehicle and on-site security office. The new extension is in the proximity of a soon-to-be-announced new school. Prices of the homes are expected to start at R1 700 000.

Sunningdale, developed over the past 17 years by the 97-year-old property company, has a broad variety of housing, now numbering well over 3 000 units, that has proved largely resistant to market vicissitudes. Garden Cities has also provided retail facilities, school sites, a hospital site and exemplary sports facilities including an enormous hall, clubhouses and playing fields with lighting.

Canal West, which is now sold out, has attracted a broad market sweep, and offers the advantage of having only one road running through the area with a guard and surveillance cameras at each end. The entire area borders the course of a green landscaped corridor that in places broadens out to provide access for residents. There are also a number of picturesque parks that soften the built landscape and create areas of green tranquility.

The houses provide a degree of luxury at prices usually associated with smaller units, and cost saving is also top of mind, with solar panels for geysers. The standard features such as the hobs, ovens and extractors, cupboards and a garage, can, when retrofitted, be beyond the financial capacity of a new buyer.

Group CEO of Garden Cities, John Matthews, is on record as saying that while life offers a large measure of uncertainty, if at all possible, Garden Cities aims to provide an environment that allows its communities a confidence in the stability of their home base.
