Garden Cities is developing Hillcrest, its newest, most upmarket village at Pinehurst, which was established 16 years ago as the company’s northern areas flagship on the border of Durbanville. 

Planned to accommodate over 3 000 homes, Pinehurst is nearing completion. One of the most successful suburbs of its kind in the Cape metropole, it was, at an early stage in its progress, named among the developments with the highest annual capital growth. 

The new luxury development, Hillcrest, features large single and double-storey houses up to 300 m2 on relatively smaller plots starting in size from 500m2 for more effective resource management and conservation. The houses feature totally revamped upmarket finishes, with Bosch 900 gas/electric ovens, Revelstone paving and frameless shower doors. All homes have either a braai room or a roofed patio with built-in braai. 

In line with the high specifications for the new homes at Hillcrest, the gated village will have 24-hour guarded access, and one of the several parks will feature a communal lap pool for residents. 

To minimise the strain on resources such as water, power and fuel, streetside gardens and verges at Hillcrest will be hard landscaped with gravel and planters, and will no longer feature grass. As a further conservation measure, grey water systems are being installed in each house, as part of the project, and rainwater harvesting is under consideration. 

A major advantage of Hillcrest, which is situated high on the Pinehurst site with views over the mountains and winelands, is its proximity to the Meridian Pinehurst School and the Pinehurst neighbourhood shopping centre, both of which are within walking distance. 

Prices of the houses, which are available from May this year for both owners and investors, range from R2.6 million to R3.6 million.

Further phases of Pinehurst under way and Hillwood Village nears completion

Pinehurst’s Hillwood Village which comprises 245 single residential properties in Phase 4B of the development, is now nearing completion with only 70 homes still to be completed and occupied.

Hillwood is an open village with electric perimeter fencing, cameras, and its own dedicated, private vehicle-based security patrol. Each house is monitored by the security company, ensuring rapid response to alarm activations.

Phase 5, which provides only community and business sites, has been serviced along with Phase 6, which consists of 251 single residential erven in what will be a private, access-controlled security village featuring electric fencing and additional security measures including cameras.

Shortly to be serviced, to Garden Cities and Pinelands Development Company specifications, Phase 7 will have 103 single residential erven and an additional group housing site of six hectares.

Pinehurst has been remarkably successful with each new stage consistently in demand from prospective homeowners who are attracted by the high-quality homes and its position within sight of the Durbanville Hills and the Simonsberg.

Pinehurst success continues unabated

Likely to be completed within the next seven years, Pinehurst, flagship of Garden Cities’ Northern areas, has had a 15-year run of success.  Now less than one third of the homes are still to be built, of the just over 2 662 that were planned when it was launched within sight of the Durbanville Hills and the Simonsberg.   
 
 The maturity of the suburb is reflected in the infrastructure that has been established there, including the first phase development of a 6 868m2 retail hub on the corner of Brackenfell Boulevard and Pinehurst Drive.  The mall has a mix of national and local shopping and service options and also will include lifestyle and office components as well as opportunities for alternative uses.
 
 Aside from this very visible evidence of infrastructural development, there are major inputs such as a school, sport and community centres in the pipeline, and a domestic storage facility.
 
 Built and planned to the exacting standards set by Garden Cities over the past 95 years, the beautiful houses, broad, landscaped boulevards, open spaces, profuse vegetation, and a high level of luxury at affordable prices have proved a strong attraction for families.
  
 The whole of Pinehurst’s prime over-50s village, Rochefort, has been sold out with all of the residents having moved in already and enjoying the amenities and lifestyle. Ashworth grouped housing village has been sold out, as has Chelmsford with Chapmans Close launching soon to a waiting list.

At Oakwood, where 660 homes where scheduled, the last 25 are being developed and are sold out.  Following the completion of Oakwood, the first 40 homes at Hillwood, its replacement, have already been sold. Specification has been upgraded throughout and all homes are fitted with an alarm system linked to a dedicated guardhouse and patrol car. Prices range from R1 850 000 to R3 000 000.
